Changes to SAHRIS!

Following comments received on the proposed Revised Schedule of Fees for applications made to the South African Heritage Resources Agency (SAHRA), made in terms of Section 25(2)(l) of the National Heritage Resources Act No. 25 of 1999 (NHRA) and published in the Government Gazette of 22 July 2022, SAHRA hereby publishes the final Revised Schedule of Fees for Applications made to SAHRA. Applications for provision of services submitted to the South African Heritage Resources Authority (SAHRA), in terms of the National Heritage Resources Act, No. 25 of 1999 (NHRA) must be accompanied by a payment of the appropriate fee, taking effect from 1 January 2023

Expanded_Motivation: 

The property owner requires additional accommodation on the property. In so doing the intention is to manipulate the levels of the site to improve the connection between the house and the garden (currently one level lower on the view/outdoor living side of the house). The main requirement is an 80sq.m ancillary unit for an aged couple. Three bedrooms are required for this, as a permanent live-in carer will be accommodated. The proposed position for the unit is in the front of the house and the roof slab of this will become part of the garden (soil over) in front of the house (with minimal level change). A pool and raised garden makes up the outdoor space to the front (with retaining walls where required). The house itself requires a new main bedroom suite and study, and this is proposed as an upper storey over the front portion of the house, to maximize the views. The existing roof would be removed and replaced with a new, hipped roof with a slightly lower pitch (23 degrees) to minimize the height and tiles to match existing (if available) or new similar rooftiles. The new roof of the main house would include a veranda to 3 sides (17 degree pitch) to improve sun protection to the large openings and create more indoor/outdoor flow. Existing driveway access is retained, and new gates in the boundary walling down John Cane Road will provide pedestrian and vehicular access to the ancillary unit and domestic staff rooms (existing and upgraded). The house was originally constructed in 1936 as a typical, hipped-tile roofed, Glenwood house with central front door to Lamont Rd elevation, and domestic quarters at the lower end of the property with single garage attached. The house was substantially altered during the 70s and 80s - entrance relocated with a new roofed projection (gabled) to the east, enclosed porch added with games room below, kitchen extension and double carport with slab over in a fairly modern style. in 2005 boundary walling was added, with piers and fence panels to Lamont Road, and a pool to the front garden (levelled to suit). A sundeck was added in 2008 with stairs to the pool area. The proposed alteration is intended to improve the overall design appeal of the house which currently represents a number of styles and eras in building. The proposed style is based on the tiled-roof aesthetic of the original but has a more regional approach with larger eaves and verandas. Window and door openings can thus be more generous and, dark, aluminium, low maintenance frames would be used. Sliding aluminium shutters are proposed for the bedroom doors on the lower level as both security and sun-protection devices. The Architectural context of Lamont Road ranges from steep-roofed, 'tudor-style' houses, to typical 'Glenwood' style, hipped roofed houses, and with some 'prairie / Lloyd-Wright style' houses on the more prominent corners. It is these houses, with their lower-pitched roofs horizontal lines, and oversailing eaves that have inspired us most.
