Expanded_Motivation:

Historical information : 438/440 Dr. Pixley Kaseme Street (formerly West Street) Situated on the North side and West street is one way Eastwards to the Beachfront. “Surveyed but not listed” in Brian Kearney’s Revised Listing of Important Places and Buildings in Durban 1984 Description : Three storied commercial building with a Union Period facade, matching pediments and columns on the third floor. Historical records are not available, but it is presumed to be of a similar date to other buildings of similar style in the street built around 1920. The ground and first floor facades have been substantially altered and all original detailing lost. The first floor balcony is a later addition possibly replacing a cast iron veranda roof over the pavement. The third floor facade and roof is original. The interior has been stripped leaving the original cast iron structural columns only. The floors are suspended timber and are under investigation for borer damage. The ground floor space is split between two tenants, the lesser area will remain a retail outlet and the other is to be converted to restaurant use. The existing shopfront is to be upgraded and the entire facade is to be redecorated and signage added as presented in images attached. The proposal for a restaurant makes use of both the ground and first floor interior space and the balcony for seating. Listed or notable buildings in the same vicinity : 423 Greenacres Building (Listed) – Victorian 1898-1901 433 the HUB (listed) – Union period c.1920 439 Union Period, narrow facade gable c.1920 465 Victorian two storied gable 1901 Buildings surveyed but not listed by Kearney : 436 “Bales Building” multi-storey modern movement building 455 Dr Pixley Kaseme St
