ProposalDescription:

THE PREVIOUS OWNER PASSED AWAY AND THE HOUSE FELL INTO DISREPAIR. WHEN THE THE PROPERTY WAS PURCHASED BY THE CURRENT OWNERS THERE WERE SEVERAL BROKEN WINDOWS, WATER DAMAGE TO THE BEDROOMS UPSTAIRS AS WELL AS THE SLABS BELOW. THERE WERE ALSO SOME ADDITIONAL STRUCTURES BUILT ON THE PROPERTY THAT REQUIRED ENGINEERING INTERVENTION TO MAKE THEM SAFE FOR USE OR DEMOLISH THEM. AN INSPECTION OF THE ROOF SHOWED NO OR DAMAGED UNDERLAY WITH SEVERAL LEAKS. DURBAN

Expanded_Motivation:

WITH ALL THE ADDITIONS AND ALTERNATIONS DONE DURING THE COURSE OF THE YEARS, THE FLOW OF THE SPACES ON THE GROUND FLOOR NEEDED TO BE RELOOKED AT. THE PROPOSAL IS TO MOVE THE KITCHEN TO THE PLAYROOM WITH A NEW SCULLERY. THE PLAY ROOM IS REALLOCATED TO WHERE THE KITCHEN WAS & HAS ACCESS TO THE NEW GARAGE. THE EXISTING "GARAGE" WHICH WAS NEVER BUILT WITH CAR ACCESS, & WAS ACTUALLY AN OFFICE. THIS IS CONVERTED TO THE GAMESROOM & WHERE THE UNDERCOVER AWNING WAS ENCLOSED IS THE PROPOSED DINING ROOM. THE LOUNGE IS PROPOSED IN THE OLD DINING ROOM AS THE LOUNGE IS PROPOSED AS THE ONLY GF BEDROOM. THE INTERNAL WALLS OF THE FIRST FLOOR ARE RECONFIGURED TO ALLOW ALL BEDROOMS TO HAVE CLOSET AND THEIR OWN ENSUITES. THE AREA ABOVE THE AWNING IS REPLACED WITH THE A CONCRETE SLAB ALLOWING THE FIRST FLOOR FAMILY ROOM AND BEDROOM 4 AREA TO INCREASE. THE TIMBER FLOORS HAVE TO BE REPLACED DUE TO A BORER INFESTATION.
