Development Type:

ProposalDescription:

Proposed 5.1845Ha development of Business (1) (Mix-use), which will entail retail (shopping and restaurants) on the ground floor and office units and residential units on the first floor on Erf 4033, Fairview, Gqeberha, Eastern Cape

Expanded_Motivation:

The proposed development will transform the entire site into a commercial, retail and residential development and ground floor/site activity distribution will include retail and general business (1.4Ha), self-storage (0.15Ha), residential (0.45Ha on the first floor), and open space, parking bays and internal roads (3.6345Ha). Thus the development footprint will be 5.1845Ha in total. In terms of the archaeological and heritage, the Screening tool identified this theme to be of ‘low’ sensitivity, however, the disturbed area of the proposed development will exceed 5000m2. In 2015 the entire site was cleared, thus these actions would have damaged any heritage sites that might have occurred before clearing and the fact that it is unlikely that any archaeological remains of any significance will be found in situ or exposed if this development is approved, to comply with legislation a heritage survey was conducted. The Heritage assessment was completed by Eastern Cape Heritage Consultants CC, of which Mr. K. Reichert has a B. Proc. BA (Hons) in archaeology study.
