ProposalDescription:

Proposed alterations & additions to Erf 335, 23 Victoria Road, Bantry Bay, Cape Town, Western Cape. Plans: C-0001, C-0002, C-0003, C-0004.

Expanded_Motivation:

The proposed alterations mainly impact on the house’s service areas, which were altered in the late 20th century. The grander rooms to the front of the house, such as the lounge and dining room, are unaffected and the overall symmetrical layout of the house remains. The internal stairwell linking the garage on ground level and the Kitchen at the rear of the house, while somewhat intrusive to the fabric and original circulation pattern, are considered necessary to provide secure access for the residents. This alteration will not be visible from the exterior. The new concrete roof to the rear of the house will tie into the existing brick walls, and lime mortars will be used where existing. It is noted that this roof does not effect the existing main stair window. The new windows and doors to this deck, although in aluminum, will match the proportions of the existing openings. The decorative pillars proposed for the front façade will be based off the existing plaster details, and those found on the original plans.
