Expanded_Motivation:

Overview The owners of Portion 259 of the farm Tiegerpoort 371-JR wishes to subdivide the 30ha property. The approved subdivision is into 6 portions ranging from 4.2ha up to 6.3ha with Agricultural zoning. There will thus be provision made for a homestead on each portion. The idea is to group together these six portions into an environmentally conscious off-grid estate. Access From the main access via Nkwe road, access to each property will be via a registered servitude. The servitude access road will traverse through the property of the neighbouring portions. Roads will be a single lane, with frequent widenings to allow vehicles to pass. The servitude road position has been chosen so as to be possible to construct with minimal environmental disturbance, resulting in a small winding road. Stormwater provisions will be made in all relevant areas. Energy and lights Homesteads will use solar power, both photo-voltaic and water heaters, for all energy requirements. House construction guidelines will call for energy efficient designs incorporating passive heating and cooling. Water Water for each portion will be supplied via a drilled borehole on each of the portions as well as being augmented via rain-water catchment. It is estimated that water use will be 200 l/person/day. Assuming an average resident household of 5 people (staff included), consumption is calculated at 1,000 l/day/portion or 365 kl/Anum/portion. Sewage Each Portion will require the installation of an approved septic retention tank, including access to the tank for periodic clearing pumping. General waste A local approved refuge removal service provider will be used to remove waste on a weekly basis. Portion owners will be responsible for transporting their waste to a combined collection point. The refuge removal service provider will service and empty the waste containers and dispose of the waste at an approved municipal waste disposal site
