ProposalDescription:

PROPOSED CONVERSION OF EXISTING KITCHEN TO BEDROOM/ EN-SUITE AND PROPOSED NEW WC to PTN 58 OF ERF 10054 DURBAN of Flat 112, 20 Erskine Terrace, Point, Durban, 4001, KwaZulu-Natal, Drawing no.: ID-06-SD-100

Expanded_Motivation:

THE CLIENTS HAVE RECENTLY PURCHASED THE FLAT AND WOULD LIKE TO UNDERTAKE RENOVATIONS INTERNALLY. CURRENTLY, THE FLAT ONLY ACCOMODATES A SINGLE BEDROOM DESIGN BUT THE CLIENTS ARE IN NEED TO HAVE AN ADDITIONAL BEDROOM FOR THEIR SON. FURTHERMORE, THE CLIENT IS IN NEED FOR AN ADDITIONAL TOILET FOR HIS PERSONAL HEALTH REASONS. GIVEN THE LAYOUT OF THE FLAT, THE PROPOSED BEDROOM IS ONLY VIABLE BY REPLACING THE EXISTING KITCHEN WITH SAME, AND RELOCATING THEREOFF. IT FURTHER ALLOWS THE CLIENT TO MAKE USE OF THE ELONGATED SHAPE OF THE EXISTING LOUNGE AND DINING BY ADDING THE NEW KITCHEN TO THE EXISTING OPEN PLAN SPACE. THE DESIGN PROPOSED REQUIRES THE LEAST DEMOLITION AND STRUCTURAL WORK. A STRUCTURAL REPORT CONFIRMS THAT THE PROPOSAL IS RATIONALISED.
