Expanded_Motivation:

Proposed New Outbuildings: This Letter serves as motivation for Amafa a KwaZulu Natali’s approval for the proposed new work as stated above. The owner wishes to declare that they have bought the property in early 2022 and have live on the property from May 2022 till to date and during this period there have been no building work undertaken on this property. There’s an existing dwelling on site and it consist of three bedrooms, lounge, kitchen, dining area and bathrooms. There will be no additions, alterations, or any changes on the existing main dwelling structure. The is also an existing double garage. There is an existing illegal out building structure on site which the owner will demolish and rebuild as its structurally integrity is compromised and in a state of disrepair. [ Illegally built by previous owner] The new proposal aims to provide the family with extra ancillary buildings and to provide them with extra living spaces in order to improve the functionality of their daily living routines. Significance: There will be no additions or alterations to the existing main dwelling structure. Original date of construction: The approved drawings which were for the additions and alterations of the existing main dwelling that were obtained from the council are dated 1950. The copy of the original approved plans for the double garage is dated 1949. This gives us the indication that the house was also built in 1949, and it is therefore 73 years old. Historical Significance: The existing structure has been used as a dwelling since it has been completed. There is no significant on the existing dwelling. The building has the characteristics of the Durban Veranda house but has since been altered and no longer has any contribution to the collective history of the area. The dwelling shows sign of various alterations that has been made to it during it life span. The result is a building with much diffused historic and architectural significance. Architectural Significance: The existing dwelling is in a state of disrepair due to the effects of it life span and alterations made to the original house. The dwelling outlined to be a Durban Veranda house has does no longer hold any historic design reference. The proposal is to demolish the existing dwelling to it state of disrepair and compromised structural integrity. Urban Setting and Adjoining Properties: Most of the neighboring properties have been altered and some completely redeveloped. The area is an urban area and mostly characterized by modern developed dwellings along the same street We have outlined the motivation for this application: There will be no additions or alterations to existing main dwelling and double garage The Illegal outbuilding will be demolished and rebuilt in order to legalize it with the council. The proposed new outbuilding will consist of two separate self-serving units. Each propose new unit will have it own Lounge/Kitchenette, Bathroom and Bedroom Proposed Additions and Alteration: In conclusion we therefor confirm as we have stated previously that the won’t be any changes to the existing main dwelling structure.
