Development Type:

ProposalDescription:

The proposed establishment of a Mixed-Use Development comprising service station, truck stop, shops and fast food outlet, hotel, wedding venue, offices, flats and houses on an 11ha portion of the Farm Tembe North No. 17497 located near the Farazela border post, uMhlabuyalingana Local and uMkhanyakude District Municipality, Northern KwaZulu-Natal.

Expanded_Motivation:

The Applicant, Kambo Group (Pty) Ltd, represented by Thamsanqa Ngubane and other local investors from the KwaNgwanase area in the uMhlabuyalingana Local Municipality, has proposed the establishment of a mixed-use development on an 11ha portion of the Farm Tembe North No. 17497. The proposed development site is located along Provincial Main Road 522 approximately 18km north of the town of Manguzi and 750m south of the Farazela (Kosi Bay) border post with Mozambique. The site is currently undeveloped and lies approximately 3km to the west of the Kosi Bay area of Isimangaliso Wetland Park. The proposed mixed-use development comprises a service station and truck stop, shopping centre, hardware store, fast food outlet, hotel and wedding facility, offices, flats and houses. Access is proposed via two entrances off the Provincial Main Road 522. Water is to be sourced from an existing borehole. As there is no treatment facility or bulk services available in the area it is proposed installing a package plant in a centrally located area on the site to treat sewage and effluent. Electricity will be via connection to the existing Eskom powerlines with the use of backup diesel generators for times of power outages. The proposed 11ha development site on the Farm Tembe North No. 17497 is currently undeveloped and falls within the Maputaland Coastal Belt vegetation type. Vegetation on the site comprises grasses with a high abundance of Themeda triandra, woody shrubs dominated by helichrysum kraussii and scattered tress, particularly Syzigium cordatum (Umdoni or Water Berry). There is little alien invasive vegetation on the site with the exception of the parasitic vine Cassytha filiformis (False Dodder).
