Changes to SAHRIS!

The South African Heritage Resources Information System (SAHRIS) has undergone a generational upgrade and restructure. These changes to the site include, but are not limited to:

Following comments received on the proposed Revised Schedule of Fees for applications made to the South African Heritage Resources Agency (SAHRA), made in terms of Section 25(2)(l) of the National Heritage Resources Act No. 25 of 1999 (NHRA) and published in the Government Gazette of 22 July 2022, SAHRA hereby publishes the final Revised Schedule of Fees for Applications made to SAHRA. Applications for provision of services submitted to the South African Heritage Resources Authority (SAHRA), in terms of the National Heritage Resources Act, No. 25 of 1999 (NHRA) must be accompanied by a payment of the appropriate fee, taking effect from 1 January 2023

Valumax Midrand (Pty) Ltd (henceforth Valumax) proposes to construct a mixed-use development with the overall objective of developing an integrated settlement which includes various zoning areas. The current zoning of the development is agriculture and will be a green field development to the east of Soshunguve VV and Sushanguve East. The Thorntree East mixed-use development is proposed to be divided into two areas named Thorntree East North and Thorntree East South, north of Pretoria between the Mabopane highway (R80) and Soutpan Road (M35) in Gauteng.

Expanded_Motivation: 

The proposed development is located to the north of Pretoria and is approximately 35 km from Pretoria CBD. Mabopane highway (R80) and Soutpan Road (M 35) bounds the proposed development to the west and east respectively. Hebron Road runs though the proposed development from west to east dividing it into two sections namely Thorntree East North and Thorntree East South. The development is a green area to the east of Soshanguve VV and Soshanguve East. The current zoning of the proposed development area is agriculture. The proposed area is made up of various plots. To date the developer owns 514.7 ha of the proposed development footprint. The area has been exposed to high levels of disturbance, mainly by historical and existing farming activities, with very few patches of natural vegetation remaining. The proposed development sits on a generally flat area, with few slopes towards the south western direction of the site. No rocky ridges, outcrops or hills are present. Informal dumping of household refuse and building rubble occur in some sections, while a number of dwellings and other structures in the development area have also already been demolished or are in stages of demolition and/or vandalism. According to National Freshwater Ecosystem Priority Areas (NFEPA), there are several wetlands within the study area. Two drainage lines traverse the site. Due to the proposed development being an urban settlement, buffers of 30 and 32 m will apply for wetland and drainage lines respectively. No floral species of conservation concern (SCC) were observed within the study area. The area has a large number of invasive plant species. The area falls within Region 2 of the City of Tshwane service delivery regions. The proposed development will consist of the following: • Urban development, including all supporting land uses and infrastructure • Higher density urban development, including all supporting land uses and infrastructure Supporting infrastructure includes, but is not limited to • Water, stormwater and sewage pipelines (upgrading of existing pipelines and construction of new pipelines) • Roads (upgrading of existing roads and construction of new roads) • Electrical services • Telecommunication services Supporting land uses include, but is not limited to • Residential housing • Banded housing • Site and Services • Schools • Parks • Clinics • Churches • Business and commercial development
