inspected: September 1982

Double storey, SW corner unit contains fabric of original Breakwater Convict Station. Plastered bluestone (shown unplastered in c1890 photograph), pitched corrugated iron roof (hipped roof visible on AG 3434, was probably Welsh slate), small hardwood sashes on Portswood Road, heavy framed inward opening hardwood casement to south face, bluestone street gutter. Large double storey section appears basically unchanged from c1890 records. Dressed bluestone, hipped asbestos cement roof, reticulated plaster quoins and surrounds to large pane horned sashes. Portswood Road façade plastered, corbelled chimney. (Rennie)
