ProposalDescription:

Proposed additions and alterations to 8 Grattan Place, portion 32 of erf 2167, Durban, KwaZulu-Natal. Drawing No: GROO1-001

Expanded_Motivation:

The property is between Grattan Place and Wolfenden Grove .There is a height difference of 2.91m between the 2 streets. The existing home is not visible from Grattan Place, due to the high existing boundary wall fronting the property. The property is visible from Wolfenden Grove and the 1st floor is approximately on the same level of Wolfenden Grove. The proposal is to add an additional 2nd storey to suit the clients accommodation requirements.A solution proposed was to try keep the massing of the existing home by using the existing roof space and increasing its height to obtain a minimal height for habitable space.Dormer windows were added to obtain more light into the proposed 2nd storey. The existing clay roof tiles will be re-used as suggested by Mr Arthur Gammage.(see comments attached)The proposal is in keeping with the existing streetscape as the adjacent homes have similar scales and are also 2 storey homes. The proposal has been approved by Town Planning as a Special COnsent Application (see attached)
