The buildings on the property at 12 Marigny Road are 60 years old. The Title Deed confirms transferal of ownership to the T Mehlo and TP Mehlo to be 03 September 2008. At the time of transfer the front veranda was already enclosed. It is evident on site that the installation of the windows was done some years ago. Mr. & Mrs. Mehlo intend converting the property into a students residents. Two bedrooms in the existing residence 6 bedrooms in the proposed double storey development at the back of the property. The property is in close proximity of the Nelson Mandela Medical School and the are intended for use by students from the faculty. The Municipal Land Use Management Department has confirmed that the proposed development is acceptable in terms of the zoning of this site. The construction of the proposed double storey unit requires the demolition of the existing out buildings and single garage. It has been confirmed with Ethekwini Land Use Management that the proposed development is permissible, subject to AMAFA approval and other LUM requirements being met. The property is in a very old residential area of Durban/Umbilo. The main residence has a typical to the area and has suspended timber floor with high ceilings. Many of the timber windows of the house have been replaced with white PVC frames with toughened safety glass windows due to dry rot and weather damage. The house is structurally sound and there is no evidence of cracking or settlement of the structure. This Permit Application is for the demolition of the two existing structures and the construction of the proposed Student residential Units.
