Case Type:

ProposalDescription:

The owner of Portion 5 of Erf 1954 wishes to demolish the existing run down dilapidated building located on the abovementioned property and replace it with a new modern contemporary building. The proposed new building will be in keeping with the modern styled building located adjacent to it and will help to enhance the Streetscape in this portion of Victoria Road. In terms of the "Green Book , the Buildings of Pietermaritzburg" the building has no merit whatsoever and its description is "A single storey cottage extensively altered for business use: corrugated iron hipped roof: plastered brick walls and shop front".

Expanded_Motivation:

The condition of the building has deteriorated to such an extent that it is becoming a health and safety issue and needs to be demolished. In consultation with Ros Devereux, it was agreed that the approval of all the adjoining property owners was to be obtained for the demolition of the building. This has been done and a unanimous decision to demolish the building was reached by all of the surrounding property owners, including the property owners across Victoria Road. A copy of their approval of the demolition is attached for consideration. The existing building is to be replaced by a more modern contemporary one and a copy of the building plan showing this new building is also attached (as a sketch plan) for ease of reference. In the circumstances approval from AMAFA to demolish the existing building is requested in order that the site may be redeveloped. The proposed redevelopment will most certainly improve the looks of the site and also the streetscape in this particular portion of Victoria Road.
