HeritageAuthority(s):

ProposalDescription:

Nsimbini Rural Housing Development on erf:___, M35, near Unit 22 of Umlazi, Durban, Kwa Zulu Natal, Ward 95 Ethekwini Municipality

Expanded_Motivation:

Current unplanned houses are built without land land-use guidelines, leading to infringement on road reserves (including M35) and environmentally sensitive areas. There is also illegal access to the M35 from settlements, leading to unsafe conditions. The informal subdivision of sites doesn’t consider land designated for service infrastructure, which could damage infrastructure and endanger residents. 3000 units of low-cost housing are designated to provide suitable accommodation, as well as low-cost structures (such as VIP toilets) to qualified individuals. The development area is 2.4 square km. Construction will occur within existing homesteads, with one new unit per household (thus no formal layout plan is expected). No new infrastructure (such as road developments) is expected for this construction. There is an ungraded heritage site within 100 m of development.
