ProposalDescription:

Proposed Additions and Alterations to Existing Building and Conversion From Hotel to Accommodation for Education Purposes at REM of ERF 745 of Durban , 64 Gordon Road, Windermere, Durban, eThekwini, Kwa Zulu Natal. Drawings 2020-58_64GordonRd_A1_SUB001

Expanded_Motivation:

The enclosure of the existing balconies aims to provide the hotel rooms with greater usable space as the balconies in their existing form are currently underutilized. During periods of harsh rain, the balconies experience driving rains which have resulted in maintenance issues. The closure aims to address the above and also deals with issues of safety and security of the rooms. The proposed fence aims to improve the security and safety of the site while maintaining adequate visual connectivity to the street. The proposed fence and turnstile system have been specified as ‘Clearvu’ style fence to minimize the visual impact of the security barrier. The awning aims to provide a sheltered entrance for pedestrians into the building. The conversion of usage from hotel to accommodation for student purposes is due to the intended usage that our client aims to achieve. Due to the corona/covid shutdown and changes in legislation as a result of the Disaster Management Act, the hotel has been unable to operate profitably. As a result of the aforementioned, the client aims to change the usage to make the building and scheme viable. The proposed conversion requires minimum changes to the existing structure and would function in similar fashion to its current usage.
