ProposalDescription:

Proposed Enclosure to Existing Verandah on Remainder of Portion 3 of Erf 742 Ethekwini Municipality, Kwazulu Natal, Drawing 10-2012-22 Anderson (Sheet 1,2,3 of 3)

Expanded_Motivation:

Permit 06 - 316 was issued for the following alterations and additions. However the building plans lapsed, at the municipality. We are applying for a new permit with additional alterations done to the main dwelling. The proposal for Permit 06 – 316, that had been approved, is as follows: It was proposed to bring the visitors cars into the property via roofed vehicular entrance off Rosetta road on the S. Eastern end of the property. This would open out onto a large graveled car parking area allowing one to grasp the grandness of the home which is not achieved from the existing entrance. From this parking area one would have two options. The one would be to access the lower section of the garden via curved stairs flanking a circular pond. The other option will be to enter the main house via a new staircase leading up onto the existing curved verandah to what was the original entrance to the house. The new staircase to be positioned in the middle of the curved verandah with low side walls culminating in squat 460x460 piers at the base. Either side of the new stairs a low planter is proposed between the verandah and the new parking area softening the approach to the home and creating a diving between the two. The outbuildings, it was proposed that the single garage be converted to a bedroom and en-suite linking this to the lower area via a small staircase. The three rooms that currently occupy the lower level to be converted to one large space creating the Living, Dining room and Kitchen. Externally it is proposed to add on a roofed patio supported on some columns matching those of the curved verandah. The roof over this to simply be an extension of the existing roof between the double garage and the new bedroom. The details and finishes of the main house will be copied to achieve a cohesive aesthetic. With regards to the boundary wall it is felt that it does not reflect the grandness of the wonderful house behind so it is proposed to upgrade the entire wall with the new entrances and the inclusion of detailed piers. When one looks at the boundary elevation facing Lambert road one does not realize that you are looking at one property even though the wall is all one colour. We would like to rectify this by bringing in some other common elements in an attempt to tie it all together. Firstly the introduction of the detailed piers running all along the boundary including either side of the garage doors. With the new roofed pedestrian entrance and vehicular entrance been tiled hipped roofs we felt the opportunity arose to hip the two gables that face Lambert road on what was the outbuilding linking all the elements together. The present alterations to the main dwelling is the enclosure of the existing verandah along the Western Elevation. The enclosure will entail fixed glazed panels to a height of 900mm above finished floor level, and thereafter folding sliding windows.
