ProposalDescription:

Minor Alterations and Maintenance Work on Ptn 42 of Erf 2288, 108 Botanic Gardens Road, Berea, Durban, Ethekwini, KwaZulu-Natal. Drawing no. A-13456-100

Expanded_Motivation:

The current building is being used as offices and we are making minor alterations and doing maintenance. The changes proposed which are in keeping with the original Natal veranda style are as follows: • The roof is to be replaced with the same profile and with sheeting. • Changes to the façade have been kept in proportion to the existing openings, the windows are to replace the existing but are to be of white aluminium. • We have modernised the main entry, however, this is recessed onto the veranda and is to be kept discreet. The original front door with the stain glass has been maintained. • The veranda edge is to be cleared and a more slender treatment is proposed which is more in keeping with the original aesthetic. • The other external additions are to be kept as recessive elements, the landscaping to allow for outdoor seating and the removal of a run-down yard. • Paraplegic access has been created by using the natural ground level and adjusting the veranda balustrade. This is important as our client deals with accident claims. Deviations from the existing plan of 1890 which have been altered prior to purchasing of the property include: • Chimney is omitted. • The ridge detail has been omitted. • The detail around the veranda is omitted. • A bay window onto the veranda at bedroom 1 was added. • The back veranda has been enclosed. • The outbuildings have been completely altered.
