ProposalDescription:

Internal Alterations and Conversion to Office of building situated on Portion 1 of Erf 929, Durban being 71 Florida Road, Morningside, Durban, listed as a Category III heritage resource.

Expanded_Motivation:

The site accommodates a typical Berea cottage of the era. It is listed in Professor Kearney’s work. A copy of same is attached as “A”. The Applicant’s proposed works are internal and minor and will not effect the items referred to in the listing in any manner. We record that Applicant maintains this building in a very good state of repair; Woodstrip floors have recently been repaired and sealed, windows and other joinery are in a very good state of repair and the property has recently been re-decorated. Urban Setting To the right of the property is a somewhat modern (Age approximately 50 years), 5/6 storey apartment block. To the left is a former double storey house, restored and converted to offices some 5 or so years ago. Street opposite is a service station known as Windermere Garage. Proposed Work Applicant intends applying to Ethekwini Municipality for consent to utilize the property as offices. Accordingly, minimal partitioning in the two front left rooms of the building are proposed. All other aspects, including existing bathrooms and ablution facilities will be un-affected by the proposals. Motivation for Works The situation of the property, adjacent to offices and the busy Argyle Road and opposite a busy service station, has rendered it unsuitable and undesirable as a residence. It is considered that office usage is the only viable and appealing alternative use
