Case Type:

ProposalDescription:

Addition of timber deck. Alteration of existing window opening to include new sliding folding doors leading onto deck. Demolition of internal non load bearing wall to join lounge and enclosed balcony area. Conversion of a small existing store rm. to a shower. This includes demolition of non load bearing wall and brick-up of existing doorway. These additions and alteration are proposed for 1 Carolyn Court, 61 Rapson Rd, Morningside, Durban, Kwa-Zulu Natal.

Expanded_Motivation:

The apartment Block form part of of the modernist architectural Heritage of the city of Durban. The building shows some elements relating to Bauhaus and Le Corbusier but includes a symmetrical façade at the rear of the Building. The original building was design in 1938. An addition of a timber deck to 2 Carolyn Court was designed in 2005. The character of this addition is not in a modernist language. The proposed Additions and Alterations responds to this later addition. The proposed architectural work includes the addition of a new timber deck to match the form and character of an existing timber deck on the adjacent ground floor apartment. This proposed addition will allow for a continuation of the symmetrical rear façade of the original design. The proposed new sliding folding door will be similar in form to a door on the adjacent apartment. The door will be placed with-in and existing window opening. The demolition of the wall between the lounge and existing enclosed balcony will also match the changes already carried out in the adjacent apartment. The conversion of the small store rm. will have minimal impact on the overall character of the apartment. The paneled door to be removed will be re-used to replace a flush door currently fitted to the bathroom.
