ProposalDescription:

Proposed Demolition of existing Cow Shed (+60 building) and replaced with new accommodation building over the existing building footprint on Portion 10 of Farm Fagazaan number 17599.

Expanded_Motivation:

The cow shed is depleted and is showing signs of extreme structural issues. The wall cracks are structural and the shallow foundations have degraded from exposure. The Cow shed floors has been exposed to manure and acted as a hay store which over time damaged the concrete floor slab. The seasonal weather has lead to further dilapidation as the current shed is not weather tight. There are lifestock on the property and there are concerns of safety due to signs of the gable walls pulling away from the supporting walls. The concrete block walls which were a later addition to close up the shed are not tied down to any foundation or slab causing movement of wall during windy days. the wall plate height sits at 2.1m which means the building in its current clearance heights are not suitable for occupancy in accordance with building requirements and fire safety regulations. All wooden window frames have degraded and do not have glazing. With the extreme weather conditions the building has lost its the corrugated roof which has caused further weathering overtime to the Gable walls. An Architectural and Structural report was done by professionals to motivate the above mentioned issues. The drawings of the new proposed structure is includded with this application.
