Case Type:

ProposalDescription:

Development of apartment block on Portion 1 of Erf 695, Durban, KwaZulu Natal

Expanded_Motivation:

The appeal of the large home has been lost due to; 1. Its location on a busy road and adjacent to a substantial block of flats, 2. It being somewhat overshadowed and its privacy destroyed by that block of flats, 3. The various past alterations and additions which have been undertaken over the years to its present "Tuscanized" state, which has resulted in the total loss of its original character, 4. Its state of repair, particularly internally, which would require a large cash injection to restore. The intended redevelopment will be of low impact and will be designed to blend with the existing surrounds. It will be developed to a substantially lesser extent than would be permitted in terms of the Town Planning Scheme. It would extend to a maximum of 4 storeys from the lowest point of the site or, an approximate maximum of 7 to 8 metres above the existing sidewalk. It is intended that, wherever possible, existing trees and other foliage will be transplanted to suitable positions within the new development.
