ProposalDescription:

Proposed new Commerical centre; by reusing, altering and demolishing the existing steel structures on erf 91/1930 of the Farm Gowry, Nottingham Road Drawings numbers: U2017-01-SD-000-00 U2017-01-SD-001-00 U2017-01-SD-100-00 U2017-01-SD-101-00 U2017-01-SD-120-00 U2017-01-SD-130-00 U2017-01-SD-200-00 U2017-01-SD-210-00 U2017-01-SD-220-00 U2017-01-SD-230-00 U2017-01-SD-300-00 U2017-01-SD-310-00 U2017-01-SD-320-00 U2017-01-SD-321-00 U2017-01-SD-400-00 U2017-01-SD-410-00 U2017-01-SD-420-0 0U2017-01-SD-421-00

Expanded_Motivation:

1.section 38(8)- Development Exceeding 5000 m2 2.Section 34- No evidence of age of structures exist. 2.1 Heritage Significance: No Evident heritage signifance. The current structures are commercial sheds, steel portal frame structures with Metal sheeting and some brick wall infill. Several ad-hoc additions were added to the structures over time. 2.2 Proposal A new commercial development is proposed on the stand, with the intention of linking and expanding the commerical centre which is already present across the R103, namely the Shopping village. Current discussions with the traffic department indicate that a B2 intersection will be required, thus lining up the entrances of the two developments. Steel sheds that are still in reusable condition will be reused in the development in two ways: - Where the positioning is acceptable for the new development, the steel structure will be reused with new infill panels, architectural emphasis will be placed on elements reused. - Where the positioning inhibits the development, the sheds will be moved and reused in new structures. Again, architectural emphasis will be placed on elements reused. The architectural language reflects the architecture in the immediate environment. Please also refer to the detailed supporting information.
