Changes to SAHRIS!

The South African Heritage Resources Information System (SAHRIS) has undergone a generational upgrade and restructure. These changes to the site include, but are not limited to:

Following comments received on the proposed Revised Schedule of Fees for applications made to the South African Heritage Resources Agency (SAHRA), made in terms of Section 25(2)(l) of the National Heritage Resources Act No. 25 of 1999 (NHRA) and published in the Government Gazette of 22 July 2022, SAHRA hereby publishes the final Revised Schedule of Fees for Applications made to SAHRA. Applications for provision of services submitted to the South African Heritage Resources Authority (SAHRA), in terms of the National Heritage Resources Act, No. 25 of 1999 (NHRA) must be accompanied by a payment of the appropriate fee, taking effect from 1 January 2023

Proposed Alterations and Additions to Existing Dwelling on ERF 284, Bellair, No. 20 Victoria Road, Mount Vernon, Durban, Ethekwini, KwaZulu-Natal.

Expanded_Motivation: 

The aforementioned Property is over 60 years and therefore falls under the National Heritage Act. We believe that the existing building is however of no significant historical value as the site largely been abandoned and is in a state of disrepair. The current owner would like to rectify this based on the proposed Alterations and Additions. Proposed Alterations and Additions entail the demolition of Existing Ancillary Unit, swimming pool and Maid's Quarters. New work consists of the construction of new double storey Ancillary Unit (with Double Garage) , repositioning of the driveway, Alterations and Additions to existing Main House (including a new storey), a new Gazebo, Swimming Pool and Boundary Walls. The surrounding properties all have a unique style of Architecture so therefore each property's Architectural language is up to the property owner and no common theme is present or needs to be adhered to. The proposal therefore is of a Classical Style of Architecture based on the owner's requirements. The state of the existing dwellings and property is unkempt and in a state of disrepair. Based on this, a complete rejuvenation of the property is essential. Due to the disrepair of the existing perimeter walls/fencing and the instability of the land on the Neighbouring sites on the rear boundary new Boundary retaining walls are essential for security and stability. The Proposed dwelling includes the Addition of a new First Storey which based on the Land Use Management by-laws is allowed. Due to the spatial requirements of the Main House proposal it became necessary to demolish the existing Ancillary Unit and construct a new unit to comply with SANS 10400-T Fire Requirements. The proposal doesn't encroach any building lines and the height of all structures comply with Land Use Management and NBR by-laws. We believe that based on the current state of the existing property, the proposal would provide a much needed "'makeover" and better security and stability for the site and neighbouring properties and it complies with all by-laws and regulations. The surrounding area and properties in which the proposed property is located has deteriorated over the years and this new building might serve to improve the state of the area.
