Case Type:

ProposalDescription:

The proposal consists of removing the existing high pitched roof and replacing it with a much lower pitch using a traditional 22,5 degree pitched roof trusses and re-using the same Marseilles tiles. The only other alternative to this would be to demolish the dangerous part of the building. At present the building is deteriorating at a rapid rate if not attended to soon it will collapse.

Expanded_Motivation:

The original portion of the building has laminated beams which are riddled with wood borer and deemed unsafe and condemned by the municipality. The new owner is prepared to remove the roof and replace it with a lower pitched roof at his own expense and then lease the church back to the church. Giving the circumstances that the church is in this is the best solution. The cost of replacing the roof is in the region of R1,1 million and to do a simple roof at 22,5 degrees is around R300,000 region. The existing foundations and walls will remain.
