ProposalDescription:

Proposed alterations & additions to Portion 8 of ERF 950 of the farm DURBAN NORTH, 7 Cambridge Drive, Durban North, Durban, Ethekwini, KwaZulu-Natal. Drawing 13012P100 & 13012P200

Expanded_Motivation:

On behalf of our client, Mr Muhammed Kaka, we attach this letter of motivation to assist in the adjudication of this application. According to archive material available, the original house was built in or about 1930 which is consistent with this older area of Durban North. Since that date it has been impossible to track how many people have owned and altered the home, suffice to say that numerous alterations have been done over the years including 1951, 1976, 1978, 1987 and 2002. This, in turn, has led to numerous different styles, window types, door types etc. being included into the elevations resulting in the house now having louvre windows, cottage pane timber windows, casement large pane timber windows and various types of aluminium or PVC windows. In addition there is no consistency in sizes to the windows – as can be evidenced from the photographs attached. The intention is to now bring a consistent style to all elevations using uniform aluminium powder coated windows. Our client has just bought the house and due to his family size and children’s ages and sex, now requires 4 bedrooms – hence the expansion at both ends of the house, enlarging the existing rooms. Due to the prevalence of borer in all the roof timbers and certain timber window / door frames, our client has decided to replace the whole roof with new trusses and battens which will also afford him the opportunity to more easily comply with the latest XA insulation regulations. With this in mind, we trust that the committee will look favourably on this application and approve the proposal so that our client can move forward and gain approval from the Ethekwini Municipality.
