ProposalDescription:

The proposed additions and alterations are to restore the building to its original condition at 73 Musgrave Road, Portion 18 (of 2) of ERF 2255 Durban. Drawing number 73 Musgrave Road- LA (--)001

Expanded_Motivation:

Original drawings for the building can be located. The first alteration drawing submitted dates back 33 years ago. However, the building has heritage status as it has previously been awarded the 'Durban Conservation Award'. Historically the building can be estimated to have been constructed around 1900 due to the style of the building. The building is an example of Victorian and Edwardian architecture in Durban. The is illustrated in the characteristic portico that is decorated with wrought iron mouldings. Typical of the style, the building is also set back from the road edge, on an inclined paving forecourt, and given further prominence by being placed on a pedestal. The property is situated in the commercial zone of Musgrave Road, closely located to the Musgrave Shopping Mall. The neighbouring properties include a mix of other heritage sites that have been altered or restored, as well as contemporary style buildings. The immediate neighbouring properties are both heritage sites that have been altered and added to. The majority of the work to be undertaken is to restore the building to its original condition and bring the building up to date with disability compliance. The previous owner had let the building fall into a poor condition. The alteration work is to remove a steel fire escape staircase that both is dysfunctional in its placement, as well as has deteriorated over the years (approved drawings previously submitted) and is now a safety hazard. Other alteration work includes the widening of the driveway access point for better vehicle circulation and the conversion of an existing store room to a new paraplegic ablution. To comply with SANS 10400 Part S but not alter the main facade in any way, the paving alongside the building has been re-graded to 1:15, and a ramp up into the building from the rear has been installed. The facades are to be restored and remain in original condition.
