Case Type:

ProposalDescription:

PROPOSED NEW RESIDENTIAL DEVELOPMENT AT 70 STEPHEN DLAMINI ROAD ON REM OF ERF 2258 DURBAN, KZN DRAWING NO:6653/21/1&2

Expanded_Motivation:

The existing building has had alterations carried out in 1987 and 1993 to the existing dwelling. From the year 1997 these buildings were used as a back packers lodge. Due to COVID 19 these premises were vacated in December 2019 and has been vacant ever since and unable to be rented out. This has caused the owner tremendous financial loss. However to date, the building has been vandalised and stripped of all fixtures and fittings and only the shell remains. For the past year the owner has employed a 24 hour security guard for the premises which has escalating costs. The owners intention is to demolish the existing buildings and provide 4 residential units from the middle to the rear of the property and to utilize the front for adequate parking facilities. On completion of the new development, it would be very easy for rental or sale as this property is within walking distance to Musgrave Centre , schools and churches and is also on the bus and taxi route. This development would be a proposition for the owner to recoup all previous expenses and provide much needed accommodation in the area as most of the buildings in the area are converted to offices.
