Expanded_Motivation:

Existing Building includes 2 parts - Part Office and Warehouse. The office component will house the specific needs of the NEW user - and the reticulation and usage require slight modifications for optimal usage of the building. The External facades are dated, and the branding for the NEW owners, speak a current, modern, and sleek look. The proposal sees parts of the Elevation receiving some cladding, with new windows where required for ventilation. The building in general will receive a fresh coat of paint and upgrade to finishes, including glazing, plaster and paint in areas and compliant materials as the existing roofing is Asbestos areas. The warehouse will remain and repurposed for the usage of the NEW owner. A part of the warehouse will be notched in to provide parking’s – to meet the council requirements. It must be noted that is positioned to the rear and side of the building, with no change happening to the roof extent. The Driveway area will be upgraded, with fresh line markings and layout for ease of access and egress. Kindly note the need to replace the Asbestos sheeting, has been undertaken as the warehouse the crucial part of the building function the owner, and it is hazardous to staff and equipment in the state that it currently is. Careful measures is being undertaken to ensure the safe removal and disposal of the Asbestos occurs with an approved Contractor The essence of the building remains, with the street frontage remaining, only upgrades to uplift the elevation will be implemented. The glazing is currently tinted with a blue-green colour that is unsightly and will be more aesthetically pleasing with a compliant, clear glass. The awnings that are tacky and added over the years will receive a cleaning and removed if not necessary. All the Carports on the property are being refurnished. The addition staircase – in the void will give staff access to the roof, in a contained roof deck, for social events and act as an external pause area. The setting back of the balustrade from the edge of the building will serve as a safety feature and not affect the façade as it is not in the same plane. Historical Significance: None that is noted; however, prior to the current owner the building was the Factory and offices for the BATA Shoe brand. The building has Asbestos sheeting over the Warehouse and some additional areas. Architectural Significance: None that is noted. The design is comprised of a multitude of types of Architecture as it has been added to over the years. The mixture of Face brick, Plaster and paint and single stories roofed with an angled slab. The main façade has a wrap around edge, with fins in front of the glazing along the street façade.
