ProposalDescription:

PROPOSED ALTERATION AND ADDITIONS AT 1031 SARNIA ROAD, BELLAIR

Expanded_Motivation:

The proposed Alterations and Additions on 1031 SARNIA ROAD, BELLAIR are twofold: 1. BUILT STRUCTURES 1.1 The built structure which the current owners inherited from the previous owners of which did not have building plans approved. 1.2 The current owners were not aware of the status of the building when they initially bought it in 2010. 1.3 The current owners only became aware when the Architectural Professionals were appointed to do Alteration and Additions of the actual state of affairs regarding the building plans.. 2. UPDATED AND PROPOSAL 2.1 An updated plan was thus drafted with the built and new structures being shown as Proposed Alterations and Additions in order to updated the plans accordingly. 2.2 On 2015 November - The Sketch Designs & Submission Drawing process was engaged and completed in 2016. 2.3 On 2016 December - The Municipal Submission Plans were completed and signed by the Owners and Architectural Professionals. 2.4 In 2017 February 01 - The Municipal Submission Plans were SUBMITTED for Town Planning Pre-scrutiny Application 2.5 On 2017 February 06 - The Municipal Submission Plans were APPROVED for Town Planning Pre-scrutiny Application 2.6 On 2017 November 28 - The Municipal Submission Plans were SUBMITTED for Building Plan Application 2.7 On 2017 November 29 - The Assessment Officer issues a REFUSAL NOTICE for the Building Plan, stating that the Building is over 60 years and we should obtain clearance from Amafa. From discussion with the Assessment Officer they just provided that normally buildings in that area are over 60years thus we should get confirmation from Amafa. 3. AMAFA EXEMPTION OR PERMIT From our discovery of the very first approved plans the following was noted: 3.1 On 1958 November the very First Building Plan was approved (as per. attachement) 3.2 Thus since the current plans were submitted to the Municipality o 2017 Februrary and November respectively, the Building was only 59 years at that point, it would only have been 60 years in 2018. 3.3 As a result fo the above we hereby request for an EXEMPTION for Amafa Permit as the building was less than 60 years when it was submitted to the Municipality where it was refused incorrectly under presumption. 3.4 ALTERNATIVELY if Amafa is of the view that the building is of significance, we request for an Amafa Permit for the Proposed Alterations and Additions.
