ProposalDescription:

Proposed additions and alterations to an existing factory for Comet Undies cc at 132/134 Magwaza Maphalala Street(previously named Gale Street) on Portion 1 of Erf 139, Durban, Kwa Zulu Natal

Expanded_Motivation:

The Owners have made use of this building for several years. it has been a family business and will continue to be so for years to come. The current business has been passed on from generation to generation. Due to the growth of the business, a need for more space has become necessary. Because the business premises has become very much a home , a move to a larger premises would not be considered. Therefore the owners wish to add on to the existing building at the existing roof level as well carry out a much needed upgrade of mechanical equipment eg. lift. The existing roof is a waterproofed concrete roof and parapet walls with screeds laid to falls. We propose to remove the existing screed and waterproofing and lay a new power floated level screed floor. A new painted steel portal frame structure with roof sheeting will be laid over as shown on attached drawings. the external parapet walls will be raised to the underside of the new vertical sheeting. All new steel framed windows will match the existing design. All new plaster and painted areas will match the existing. The Proposed work does not affect the existing building apart from the roof are which will now become the third storey. A new lift will be installed by a specialist in the position shown and will service the 3 storey building. Provisions for fire escapes already exist up to the roof level. we do not envisage this being a problem. The additional space is required to assist with storage for the growing business. we do not envisage the additions to affect any neighbors as all the surrounding buildings are of the same commercial/industrial use, with several buildings in the immediate vicinity being three storeys high or more.
