ProposalDescription:

Proposed additions and alterations to the new residential dwelling on Portion 10 of Erf 5146, being 172 J.B. Marks Road, Glenwood, Durban, KwaZulu-Natal (site of a previous outbuilding that was over 60 years old).

Expanded_Motivation:

This application is to approve a Dwelling which was built 5 Years ago on the site of a demolished 60 year old structure. My client had plans drawn and Approved Plan No: 193-09-04. At the time my client did not need AMAFA approval, so the house was built. During Construction amendments were made to the design. After the construction was completed my client had Amended plans drawn up by his Architect, but his Architect immigrated and left my client without approved plans, and the submission lapsed. Mr Murley then went to another Architect who redrew his plans but he also immigrated and left my client without approved plans, again the plans lapsed. Mr Murley then left the plans for a while before contracting me to redraw and submit amended plans to the Local authority. I submitted the plans to Town Planning and they were approved. I then Submitted the plans to the Building Inspectorate / Plans Examiners, and the plans examiner now requested that I do a AMAFA application. This house is 4 years old. It used to be the Servant’s Quarters of a block of flats known as “Park Lane” . My client owned, this block of flats. This Block of Flats was constructed on the front part of the site, my client then decided to subdivide the original site, and build his new house on the remaining subdivided part of the site. The existing Servant’s Quarters on this part of the site was a square face brick building, which my client broke down and rebuilt as per his new house design. This new house does not even closely resemble the old servant’s quarters, The house is now worth about R 4 500 000,00 and is built in a Tuscan Style. The previous servant’s quarters was not even worth R 200 000,00. I have attached old photos of Servant’s quarters and new photos as house looks like now.
