Case Type:

ProposalDescription:

Proposed demolition of existing buildings to Portion 18 (OF 1) of erf 494, 8 Chapman Road, Pietermaritzburg, KwaZulu- Natal for student housing. Drawing 003/ 200/ 201/ 202

Expanded_Motivation:

The owner wishes to rezone the property for student accommodation. The proposal is to demolish the existing buildings and build higher-density student residences and parking areas. The proximity to the UKZN campus within walking distance and being situated on a public transport route makes the location desirable for student residences. The desirability for single-dwelling residential property on Alan Paton Ave has become less due to the increased traffic volume. Estimated to have been built between 1915 and 1920. Previous owners were Mr.W.H.Trew, Mr.D.BMarwick and Mrs.D.A.McAravey. Original street address was 98 Durban Rd. The existing house is a standard single-storey veranda house designed in the traditional farmhouse style with a wrap-around veranda (partly enclosed) and hipped roof. The veranda is raised from the garden level with stairs onto the veranda. C-4 Urban setting and adjoining properties : Situated on the corner of Chapman Road and Alan Paton Avenue (old Durban Rd). A similar veranda style (facebrick) is situated on the opposite corner of Chapman rd, the other neighbours are single-storey modern (30-50yrs) facebrick dwellings. Alan Chapman Ave is a busy road with many houses converted to businesses and guesthouses.
