ProposalDescription:

ALTERATIONS AND ADDITIONS FOR NEW RESIDENTIAL ACCOMMODATION TO ERF 5039 DURBAN, 25 SYLVAN GROVE, BEREA, DURBAN, KWA-ZULU NATAL, 4001. Drawing no. Preliminary-03

Expanded_Motivation:

DEMOLITION IS REQUIRED TO THE EXISTING BUILDING TO ACCOMMODATE A FOUR STOREY BUILDING. THE REASON FOR THIS IS AS FOLLOWS: THE EXISTING DWELLING IS SITUATED IN SYLVAN GROVE AT THE END OF A CAL DU SAC. OVER THE YEARS, THIS BUILDING HAS BEEN VUNERABLE FOR MANY HOUSE BREAKINGS DUE TO ITS POSITION AND NOW HAS BECOME A SERIOUS SECURITY RISK TO THE OWNERS. THE HOUSE AND OUTBUILDINGS ARE POSITIONED AT THE TOP OF THE PROPERTY LEAVING A LARGE PIECE OF LAND UNDEVELOPED EHICH NEEDS CONTINUOUS MAINTANANCE. THE SIZE OF THE PROPERTY LENDS ITSELF TO ACCOMMODATE A LARGE DEVELOPMENT. FURTHERMORE, THE SINGLE DWELLING HOUSE IS SURROUNDED BY 3 AND 4 STOREY BUILDINGS NAMELY 39 & 39 CATO ROAD, 10, 14 & 16 MOORE GROVE AND 26 LENA AHRENS ROAD IS A 3 STOREY BUILDING UNDER CONSTRUCTION. ANOTHER REASON WHY THIS PROPERTY LENDS ITSELF TO A LARGE DEVELOPMENT IS THAT IT HAS 2 VEHICLE ACCESSES, ONE FROM SYLVAN GROVE AND THE OTHER FROM KINGSTON AVENUE. REFERRING TO THE HERITAGE REPORT, THE INTERNAL OF THE DWELLING HAS CERTAIN FEATURES SUCH AS DOORS, LED LIGHT GLAZING, OREGON PINE SUSPENDED FLOORS ETC. THE DEVELOPER IS MORE THAN WILLING TO DONATE THESE FEATURES TO AMAFA OR ANY HERITAGE DEVELOPER FOR REUSE.
