ProposalDescription:

Proposed demolition of existing buildings for New Apartment Block Development on portion 57 of erf 8 Bellair, 157 wakesleigh Road, Bellair, Durban, Ethekwini, KwaZulu Natal. drawing no: 100-106

Expanded_Motivation:

The existing building is of a Colonial Style, however it has been altered/renovated as per attached approved plan in 1996. Major work was done , where the precast columns were changed to timber. the balustrading, timber cladding and roof sheeting were also replaced. Therefore the building holds no Architectural significance. My client, Divine Inspiration Trading 564 PTY (Ltd) has rezoned the property from duplex 900 to General residential 3, with the intention of providing social housing and gap housing to the lower to middle income group. The existing building on site is dilapidated due to theft. My client wishes to demolish the existing building and provide a safe and pleasant housing environment. We are looking at erecting 3 blocks of 3 storey units- 69 units in total. The site can accommodate 101 units, but my client would rather provide fewer and more spacious units for a pleasant living environment.
