ProposalDescription:

This proposal aims to remove the ground level bathroom extension and reconfigure within the existing footprint and create a more positive aspect within north facing rear courtyard. Courtyards play an important spatial tool within in much of Bo Kaap's residential fabric and hold strong heritage significance

Expanded_Motivation:

The existing rear extension to the original house, which is less than 60 years old, is in an extremely neglected state and creates a very negative spatial aspect to the rear courtyard because of its configuration. This proposal aims to remove the ground level bathroom extension and reconfigure within the existing footprint and create a more positive aspect within north facing rear courtyard. Courtyards play an important spatial tool within in much of Bo Kaap's residential fabric and hold strong heritage significance. The poorly built upper level extension is to be demolished and rebuilt to a new design, which has taken into account the surrounding roof forms and window proportion openings. The issue of rising damp throughout the house needs to be urgently dealt with to prevent it from falling into more disrepair. The existing house aims to restore original fittings/door frames where possible. 1. Remove existing lower floor bathroom extension to the rear of property. This was an addition to the original structure - not older than 60 years. This extension is currently in a very poor state and experiences bad damp and occupies much of the rear courtyard. 2. Remove existing top floor structure and rebuild top floor to a new design in the same footprint. Currently the top floor is in a very poor state/extremely damp. This upper level was done in an adhoc manner and poorly constructed around 15 years ago. The steel terrace to the upper level overshadows rear courtyard, which hinders natural light to the lower level making it extremely dark. 3.Restore original fabric where possible throughout the original footprint of the house. Deal with the issue of extreme damp found throughout the house. 4. Reinstate original north facing rear courtyard, which aims to create a more positive aspect to the original building footprint. 5. Original Street facing facade will not be altered.
