ProposalDescription:

Proposed Additions and Alterations to 217 Z K Matthews Road, Glenwood

Expanded_Motivation:

Proposed Additions and Alterations to Existing Dwelling and Out-Building at HISTORICAL REPORT \ SIGNIFICANCE The existing records indicate the original dwelling was built in 1926. In 1997 building plans were submitted for boundary wall, front carport and rear verandah additions. The existing dwelling remained without alterations. With regards to the property’s historical significance it is a typically pre-war Durban home as were most of the homes along Z K Matthews Road, (formerly Nicholson Road). The main dwelling is typical of the time in which it was built, it does have defining finishes and details. If the out-building did have any specific features they unfortunately do not exist any-more. ARCHITECTURAL REPORT & PROPOSAL The main dwelling and out-building seems to be in a fairly good structural condition with mostly general maintainance required. A H C Mac Lennan has appointed Kwaramu Symmetry to submit building plans for the minor additions to the existing dwelling and boundary wall alterations. The minor additions to the Main Dwelling are as follows: 1. Illegally enclosed front verandah will be demolished and reinstated to suit the original architecture of the dwelling. 2. New garage doors with a shade cloth parking and pedestrian entrances, are to alter the existing boundary wall. The pedestrian entrance now celebrates the entrance to the dwelling. Properties in the precinct have incorporated the use of the ‘style’ red brick, to maintain a, continuity with the old and the new. The proposed boundary has incorporated the use of the red brick. 3. Minor Internal alterations, with new archways and repositioning doors are proposed. 4. At the rear, a proposed study is to be constructed beneath the existing roof, ie within the existing verandah. Out Building 1. The existing window and door to be bricked to create a more practical and desired, ancillary unit The impact of these alterations and additions to the main dwelling out-building, has minimal impact to the architectural character of the precinct. Please refer to Drawing Nos. 09-2013-19 Mac Lennan _1, 09-2013-19 Mac Lennan _2 URBAN SETTING & ADJOINING PROPERTIES. The dwellings along Z K Matthews Road, have a very similar historical architectural style, this is fortunately, maintained. Most of the houses have at some stage been altered with many of them having alterations preserving the character of the property.
