Changes to SAHRIS!

The South African Heritage Resources Information System (SAHRIS) has undergone a generational upgrade and restructure. These changes to the site include, but are not limited to:

Following comments received on the proposed Revised Schedule of Fees for applications made to the South African Heritage Resources Agency (SAHRA), made in terms of Section 25(2)(l) of the National Heritage Resources Act No. 25 of 1999 (NHRA) and published in the Government Gazette of 22 July 2022, SAHRA hereby publishes the final Revised Schedule of Fees for Applications made to SAHRA. Applications for provision of services submitted to the South African Heritage Resources Authority (SAHRA), in terms of the National Heritage Resources Act, No. 25 of 1999 (NHRA) must be accompanied by a payment of the appropriate fee, taking effect from 1 January 2023

C-1 Estimated date of construction : 1925 C-2 Historical Significance : The original corner site (477,479 Musgrave Rd and 3 Overdale Rd) before sub-division in 1925 was owned by George Payne of the Payne Brothers, Durban’s second major department store founded in 1869. The original property (lot 74B of Block B : erf 2178) was transferred in 1882 (T819/1882) C-3 Architectural Significance : The existing house at 477 Musgrave Rd is a double-storey house with a hipped clay tiled roof, designed in the Berea Style with face brick detail interior archways, timber floors and lead-light windows. The front of the house was substantially altered in 1955 with the addition of two bedroom “wings” and a first floor balcony between them. A cottage and outbuilding exist on the back boundary. C-4 Urban setting and adjoining properties : The three properties are on the Western side (upper) of Musgrave rd on the rise and curve of the road towards Gladys Mazibuko (Marriott) Road. Overdale Road rises steeply towards Stephen Dlamini (Essenwood) Road. There are five single residence properties on the South side of Overdale Rd, including 479 Musgrave rd. On the North side, opposite the development site, is “Overdale House” at no. 16 Overdale Rd (historically 491 Musgrave Rd), it has been subdivided and a new residence has been built on the corner of Musgrave Rd. “Overdale House” is a Grade 2 Heritage Landmark. The Western neighbour to 3 Overdale Rd is a double-storey house in the Berea-Cape-Dutch Revival style. The South neighbour of 477 Musgrave Rd is a house built in the Cape-Dutch Revival style, it is set back from the road. Another Heritage landmark in the immediate vicinity is “Apsley Court” at 443 Musgrave Road. PROPOSED WORK Demolition of all structures for the consolidation of 3 sites, for a 22-unit development. The proposed building is 4-storeys plus a basement. D-2 Motivation : The 3 properties combined are ideally placed on the corner of Musgrave and Overdale Roads for a residential development. The existing houses, garages and outbuildings currently crowd the sites and are leave no room for development on the individual sites. The zoning is medium-density housing which allows for 50% coverage and 1 unit per 100sqm.
