Changes to SAHRIS!

The South African Heritage Resources Information System (SAHRIS) has undergone a generational upgrade and restructure. These changes to the site include, but are not limited to:

Following comments received on the proposed Revised Schedule of Fees for applications made to the South African Heritage Resources Agency (SAHRA), made in terms of Section 25(2)(l) of the National Heritage Resources Act No. 25 of 1999 (NHRA) and published in the Government Gazette of 22 July 2022, SAHRA hereby publishes the final Revised Schedule of Fees for Applications made to SAHRA. Applications for provision of services submitted to the South African Heritage Resources Authority (SAHRA), in terms of the National Heritage Resources Act, No. 25 of 1999 (NHRA) must be accompanied by a payment of the appropriate fee, taking effect from 1 January 2023

Expanded_Motivation: 

It is proposed to demolish all the buildings on the site due to the fact that the buildings are in general in such a poor state of repair. The clearing of the buildings will assist in a new more economical layout of the site in terms of separation of the main facility and the new proposed housing component. The intention is to build a new hotel facility on the north-east portion of the site overlooking the school sports fields. This will allow for a north facing structure with distant views over the school and will concentrate the public utilising the hotel to the one sector of the site. Application is to be made for the property to be rezoned to that of retirement. This zoning will be in keeping with the scale of the surrounding properties, with a maximum of two stories and will ensure the residential feel of the suburb at large. The retirement home is to consist of generally two-bedroom self-catering units. The existing hotel will be replaced with a new building and act as a central facility, providing meeting spaces for the residents, subsidised meals, and entertainment areas. While the hotel will be open to the public as it is at present, there is to be a separate section for residents only, consisting possibly of an entertainment room, a swimming pool with associated pergola and external private open space. The residential component will be withing a secure estate with own gatehouse. The hotel component will have free access to the public. A controlled access for residents of the residential component will be installed for foot access to the hotel facility. Kloof has an abundance of elderly folk moving out of the big family homes. New young families are moving into the area. There is a demand for retirement units in the area. the intention is to build a senior living development, utilising the new hotel facility as a general facility and gathering point for the residents. The hotel component will also be open to the public. The existing buildings are randomly placed on a large site. The eastern portion of the current property was acquired during the course of time and was platformed into informal parking areas with natural earth finish. The general state of the site and the buildings are in a state of disrepair, as well as the existing parking surfaces that are patchwork of repaired material with poor state of repair or has been left as natural dirt. The external of the main building displays an abundance of retrofit services from electrical conduits, television dishes with exposed cables, air conditioning condensing units with exposed insulated condensation pipes and electrical supply, exposed water pipes and related drainage from bathroom fittings. Retrofit ad-hoc lean too roofs have been added, exposed cooling compressor for the bar cold room, exposed kitchen air filters and exposed insulated galvanised iron air return ducting. Gas supply bottles in steel cages exposed to the main parking lot with exposed and associated piping, exposed electrical meters and supply cables and extremely insensitively applied trunking are just some of the items to greet patrons as they arrive at the hotel. Generally, the building is tired and in desperate need of renovation and upliftment. The general outbuildings are in the same or poorer state of repair. The random placements of the buildings, strung together with random paths, stairs garden beds, informal and breaking-up parking surfaces, all add to the general poor state of the property. The existing structures, apart from the state of poor repair, are so randomly placed on the property that the position of the structures is not suited to planning of a new facility. The main building is in the middle of the site, practically dividing the site in two, which is not conducive to an economical and well-structured new facility. By placing the new hotel facility to the side of the property, the residential component can be cut off from the hotel facility and provided with its own security fence and system. There will be a pedestrian access from the residential facility to the hotel facility.
