ProposalDescription:

PROPOSED APPLICATION FOR THE DEMOLITION OF THE EXISTING BUILDING STRUCTURES TO MAY WAY FOR A PROPOSED NEW MULTIUNIT COMMERCIAL DEVELOPMENT ON SITE AT ERF 33065 ON 55 GLENUGIE ROAD - PINETOWN, ETHEKWINI, DURBAN, KZN

Expanded_Motivation:

APPLICATION FOR THE DEMOLOTION OF THE EXISTING STRUCTURES ON SITE IS DUE TO THE NEGLECTED, AND POOR STATE OF THE CURRENT STRUCTURES ON SITE. THE STRUCTURES ON SITE HAVE BEEN VANDALISED, UTILISED BY VAGRANTS, STRIPPED OF ALL ELECTRICAL COMPONENTS AND WIRING, PIPING AND OTHER METALS, AND HAS BEEN STANDING VACANT WITHOUT ANY MAINTAINENCE. THE PROPERTY IS LEFT TO FURTHER DECAY AGAINST THE NATURAL ELEMENTS AND ILLEGAL SQUATTERS. MAJORITY OF THE STRUCTURES ON SITE ARE IN DIS-REPAIR, AND THERE POSES A THREAT OF FURTHER STRUCTURAL INSTABILITY AND DAMAGE WITH MANY OF THE ROOFS IN JEOPARDY OF COLLAPSING, AND FLOOR SLABS CRUMBLING DUE TO EXPOSURE OF THE STEEL REBARS. THE PROPERTY IS SITUATED IN A GROWING AND THRIVING COMMERCIAL SECTOR IN PINETOWN, AND THE INTENDED PROPOSAL TO DEVELOP THE SITE WILL ADD TO FURTHER JOBS CREATION, INTURN EHANCING AND ADDING VALUE TO THE SURROUNDING PROPERTIES AND COMMUNITY. THIS EXISTING STRUCTURES HOLD NO SIGNIFICANT ARCHITECTURAL HERITAGE OTHER THAN THE DATE THAT THEY WHERE CONSTRUCTED. THERE ARE VARIOUS ARCHITECTURAL STYLES AND LANGUAGES THAT MAKE UP THE CURRENT STRUCTURES ON THE SITE, WITH NONE OF THEM BEING A COHESIVE BLEND WITH THE STREET SCAPE OR EACH OTHER. THESE AMALGAMATIONS OF VARYING STYLES DO NOT DISPLAY OR SHOWCASE ANY PRESERVATION OF ARCHITECTURAL SIGNIFICANCE. TO BEGIN TO REPAIR, RE-CONSTRUCT, AND TO START TO MAINTAIN THESE STRUCTURES CURRENTLY ON SITE WILL BE AT A FAR GREATER COST THEN IT WOULD BE DEMOLISH.
