Case Type:

ProposalDescription:

Proposed residential development with the restoration and repair of the existing house and outbuildings at 258 Wakesleigh Road, Erf 565, Bellair, Durban, eThekwini, KwaZulu-Natal.

Expanded_Motivation:

The planned development is a two phase development : Phase 1 – Construction of residences on the lower Southern part of the site Repair to the roofs of the billiard room and the house to prevent further damage to the existing structures. Demolition of stables Phase 2 - Restoration of house, outbuilding and billiard room as residential units as existing. The existing house and billiard room need immediate attention to make the buildings water tight, this will involve the removal of the damaged roof materials under an engineers supervision and replacement of roof and veranda structures, using the existing members as templates. The veranda plinth and posts are to be stabilized and reconstructed as necessary. Approval is sought at this stage in order to make the buildings safe and secure to avoid squatters or theft. Planning approval for the first phase of new buildings is sought in order to secure the site and prevent land invasions. Construction access will be limited to the South side of the site via Bedford avenue and will not impact on the old structures. An approval is sought for the entire development proposal which impacts on the stables, the bunker and some garden structures. The demolition of the stables will be necessary to achieve a viable development.
